Complete guide to using Renterday from setup to all features

Getting Started

Sign up, log in, and create or join a workspace

Sign up or log in with email or Google

If you have an invite, accept it to join an existing workspace

If no invites, a new workspace will be created automatically

Rooms

Add rooms, select type, set rent, and manage status

Go to Rooms menu and click Add Room

Select property type (apartment, condo, house, etc.) and enter room number

Enter monthly rent and room details (bedrooms, bathrooms)

Set room status: Available / Occupied / Maintenance

Tenants

Add tenants and store contact information

Go to Tenants menu and click Add Tenant

Enter name, email, phone, and other contact details

Leases

Create leases linking rooms to tenants, set recurring items and due date

Go to Leases, click Create Lease, select room and tenant

2

Add recurring items: rent, water, electricity, common fees, etc.

Set rent due day (e.g., 5th of each month)

Choose payment mode: Auto (system creates monthly) or Manual

Copy Portal link from lease page and send to tenant to view info, upload payment slips, and report maintenance

Payments

Auto-generated payment records, mark as paid, upload receipts

Payment records are auto-created from leases (or manually if in manual mode)

When tenant pays, click Mark as Paid to record

Upload receipt or slip for proof

4

View status: Pending / Paid / Overdue

Meter Reading

Record meter readings and auto-calculate utility charges

Go to Meter Reading, pick the month, and enter each room's electricity and water reading — usage and cost are calculated live

Press Confirm & Generate Bills to issue the bills; once issued, that month's reading is locked to prevent accidental edits

Need to fix an old reading? Press Correct on the locked row — you'll see an impact preview before saving

Unpaid bills update automatically; for bills already paid, a separate correction bill is created for just the difference — the paid bill never changes

Maintenance

Create repair requests, attach photos, set category and priority

Go to Maintenance to view tenant requests or create new ones

Attach up to 10 photos

Select category (plumbing, electrical, appliance, structural) and priority

Update status: Open / In Progress / Completed

Accounting

Select date range, view revenue, export XLSX

Go to Accounting, select from and to month

2

Click Show Report to see total revenue and breakdown by type

Click Export XLSX to download Excel file

Expenses

Track and categorize property expenses

Go to Expenses menu and click Add Expense

Enter amount, select category (repairs, utilities, labor, etc.), and add notes

3

Expenses are included in accounting reports and XLSX exports

Tenant Portal

Send Portal link to tenants so they can view info, upload slips, and report maintenance

Copy Portal link from lease page and send to tenant

Tenant uses link to view lease info, upcoming payments, and payment history

Tenant can upload payment slips and submit maintenance requests via Portal

Announcements

Send announcements to all tenants via the Portal

Go to a lease page and find the Announcements section

Write your announcement message for all tenants

3

Tenants see announcements when they log into the Portal

LINE Bot

Connect your tenant's LINE group to receive bill notifications and pay via Portal

Go to the LINE Bot setup page from a lease detail page and add the Renterday bot as a LINE friend

Create a LINE group with your tenant and invite the Renterday bot to the group

3

Generate a link code from the lease detail page, then send #link XXXXXX in the LINE group

The bot sends bill notifications and daily digest summaries — tenants tap to pay via Portal

Settings

Edit profile, workspace name, and invite members

Go to Settings, edit name and email in Profile tab

In Workspace tab, edit workspace name (Admin only)

In Members tab, invite new users and set roles (Admin / Editor / Viewer)

Billing

Choose your plan: Free, Pro, or Business

Go to Billing to see current plan and room usage

Free plan: up to 3 rooms. Pro: up to 30 rooms. Business: up to 100 rooms

Click Upgrade to switch plans. Manage payment via Stripe
